DEFINITIONS

“Booking” means the period for which you have paid to stay at the Property.

“Property” means the apartment/house/townhouse/relocatable home/cabin/caravan/yacht/boat or any other accommodation in which you will stay including all its fixtures, fittings and equipment.

“Host” means the owner/manager/booking agent/travel agent/management company/real estate of the Property.

"Guests" means the persons who stay overnight in the Property during the Booking.

"Visitor" means a person a Guest permits to visit the Property during the Booking.

TERMS & CONDITIONS

These terms are general in nature and apply to all properties booked though our websites or services. Particular properties may have variations of alterations to these terms and conditions, if this is the case you will be sent a copy of any alternate terms and conditions.

Parties and Functions are strictly prohibited.

Breach of these terms & conditions may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, damages, repairs or any other expense incurred as a result of your actions.

You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. The host may recover from you repair or replacement cost (at hosts discretion)

Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.

Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.

Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card

All furniture and furnishings must be left in the position they were in when you arrived

The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to host, keysafe or as otherwise directed.

You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $150.

Smoking is not permitted in the Property

SCHOOLIES BOOKINGS

We do not accept schoolies, school leaver or end of school celebration bookings. We do not have the required security and staffing to ensure the safety of the properties and guests. Please do not book any of our properties if you fall into this category. If you book and do not inform us that you are a schoolies, school leaver or end of school celebration booking you will be evicted from the premises immediately without refund. You will also forfeit your security deposit.

PROBLEMS OR COMPLAINTS

In the case of any problem or complaint, you must inform the host at the earliest opportunity so the host has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.

Any complaint, which cannot be resolved locally, must be notified in writing to the host prior to departure from the Property.

Failure to follow this procedure this may hinder the ability of the host to rectify the problem or complaint and reduce or extinguish any claim you may have.

Failure to observe noise and behaviour guidelines can result in eviction without refund.

A minimum call out fee for security is $85 and will be called if noise is not kept to a minimum after 10.00pm. This fee may be significantly more depending on time of disturbance and distance of property from security base.

Lost or unreturned keys will incur a minimum of $150 surcharge for changing of locks and re-cutting of keys.

A minimum cleaning surcharge of $50 will apply to any apartment left in an unsatisfactory condition.

Every person occupying accommodation or utilising other services shall be personally responsible for all charges in addition to the customers above named notwithstanding that an account is sent in the first instance to that customer.

Should at any time the number of guests in the apartment exceed the number of guests detailed, the host reserves the right to charge for extra guests.

Any damage to property will be charged at full cost of repairs and/or replacements

It is a condition of your occupancy that the owners of the premises are not liable for the damage to or the loss of property which the occupier or his guests may bring onto the premises.

We recommend all guests purchase travel insurance since the host is not responsible for any injuries, illness, weather or accidents that may occur whilst staying at our property.

CANCELLATION POLICY

A deposit of 50% is required to secure all bookings. Balance is due 4 weeks (28 days) prior for properties booked. Cancellations or changes are subject to 28 days notice to receive a refund less $60 administration fee per property.

If you cancel within 28 days of arrival you will forfeit your total deposit.

For the Xmas (Dec-Jan), Easter school holidays & long weekends NO cancellations are allowed. If you book for these periods and have to cancel your booking for any reason you will forfeit your total deposit paid.

GROUP BOOKINGS. For all group bookings of 3 or more properties 28 days notice of cancellations or changes is required to receive a refund less $60 administration fee per property. If only some properties are cancelled the deposit cannot be transferred onto remaining properties, this deposit will be forfeited. For group booking during Xmas, Easter or long weekends refer to above policy for these dates.

EARLY DEPARTURES & NO SHOWS. No refunds will be given if you decide to leave earlier than your departure date once you have checked in. No refund will be given if upon arrival you decide not to stay or you do not show up for your booking.

STRA CODE OF CONDUCT

Please be aware that for all bookings in NSW based properties that we are bound by and adhere to the NSW Government Code of Conduct for the Short-Term Accommodation Industry.
